Many customers are concerned about their roofs and the recent storm activity we have seen in 2008. I typically get calls from concerned customers stating that all of their neighbors are getting new roofs and that they probably need one as well. So the number one question I get asked is "do I need a new roof"? There is no simple answer to this question. Many factors weigh in on whether or not a new roof is needed. For example, your roof may be two years old while your neighbors roof is 10 years old. Typically we see new roofs needed on older roofs and in this example, the two year old roof would most likely be just fine. Also, the pitch of the roof plays a big factor as well as the position of your home on your lot versus your neighbor's home and how the home sits on their lot.
So what do you look for to make sure? If after a major hail storm you see a significant amount of granulation on the ground around your home, you may need a new roof. Also, if you look at your roof and see what appears to be blackish, dark grey, smear runs down the roof, then you may need a new roof. If you are not 100% comfortable, call your agent and have them assist you with the claims process of having an actual adjuster come out and examine your roof. Lastly, get a minimum of three independent roofers to come out and evaluate your roof and have them there at the same time the adjuster from your insurance company is present. This keeps everyone honest!
Beware though, it has been my experience that a roofer almost always says you need a new roof, and the last thing you want is to take an old roof off that has no problems and replace it with a new roof that could have problems.
